Guidelines to Moving Out of Liberty Towers
Intent to Vacate
A written notice of “Intent to Vacate” must be signed and returned to the Newton Housing Authority at least 30 days in advance of the anticipated move-out date. This notice must be signed by the person who signed the Lease or their representative. Exceptions will be made with approval of the Newton Housing Authority. Rent is due and charged through the date of your Check-Out Inspection.
Check-Out Inspection
Once the apartment is ready to be released back to the Newton Housing Authority, an appointment must be scheduled to perform a final inspection. Appointments may be made between 9:00 am and 4:00pm on business days. Exceptions to these times will be made only in cases of extreme hardship. The individual who signed the lease or their representative should be present during the inspection. Additional charges may apply for cleaning and repairs. Residents are responsible for leaving the apartment in as good a condition as they received it in.
Removal of Contents of Apartment
All contents must be removed in order for the final inspection to take place. Content removal may occur during weekday business hours (9 a.m. to 4 p.m.) daily. Otherwise, the Newton Housing Authority must have advanced notice of other arrangements in order to install protective padding in the large elevator. This elevator may be used for moving. Arrangements can be made to reserve the large elevator for your use alone during the move-out.
Hand Trucks
Hand trucks and flat carts are available for your use. Arrangements can be made with the Housing Authority for their use during the move
Moving Trucks
Moving trucks (including personal vehicles) must be parked at the side loading dock. This area is large enough for two vehicles if necessary. The front door may NOT be used for moving out, as it is a fire zone. No vehicles are permitted to park in front of the building at any time.
Trash & Other Unwanted Items
The Newton Housing Authority requests that any trash, garbage, furniture, clothing or bedding items, that cannot be moved to another location be tagged and left in the apartment for the Housing Authority to discard. Additional charges will apply. It is more cost effective to take the items off the premises. DO NOT put any items down the garbage chute or in the dumpsters without the expressed permission of the Housing Authority.
Final Cleaning
Standard cleaning activities for move-out:
Dust & vacuum | Clean tub and shower tile or surround |
Clean toilet, sink & mirror | Clean range burners |
Wipe closet, cabinet shelves & cupboards | Clean sink and all countertops |
Wipe closet shelves/remove hangers | Wipe refrigerator |
Wipe cabinet under sink | Clean/ shampoo carpet or remove (if applicable) |
If, for some reason, the items listed above cannot be completed, the hourly rate of the employee(s) will be charged to the account, along with any additional charges for removal of contents or damages.
Return Keys
All keys, including those signed out by the resident for their support person/family member(s), must be returned at the final apartment inspection. Resident’s account will be charged for any keys not returned. If the keys are found at a later date, they may be returned to the Newton Housing Authority. A refund for key security may apply.
Notifying Others of Move
Notify the Newton Post Office of change of address; the telephone company to disconnect service and remove any leased equipment; all banks, Social Security, PAAD, pension companies, nursing agencies, and any other parties of change of address.
Security Deposit
In order to receive the full refundable portion of the security deposit, residents and/or their representative must fulfill the terms of the lease, pay rent, and all charges that may be accrued through the date of checkout, leave the apartment cleaned and undamaged, return keys, and leave a forwarding address with the office. The security deposit, less any applicable charges, will be returned to the resident or their designated representative within 30 days.
